WELCOME TO CAMBRIDGE VILLAGE

Cambridge Village — a new mixed-use community concept located in Collegedale, Tennessee, situated on Lee Highway, directly across the street from the highly successful Cambridge Square commercial and residential community. With approximately 16 acres of available land, Cambridge Village developers are seeking retailers, hospitality proprietors, professional office users, fitness brands, and various other uses to be part of this evolving district in the Ooltewah-Collegedale sub-market of Hamilton County. Opportunities include both for-sale and lease transactions. Infrastructure work is anticipated to commence in the spring of 2024. Email Jim Cheney with questions or inquiries, or call 615-202-8936.

Site plan is conceptual and subject to change, and has built-in flexibility to accommodate a multitude of uses.

Objectives

While the design and functionality of Cambridge Square has had a significant influence on the conceptualization of Cambridge Village, the projects are distinct from one another in their tenant mix. The objective of Cambridge Village is to create an increased retail and commercial density east of I-75 that will both complement and support the destinations within Cambridge Square and vice-versa. One way that the development team seeks to accomplish this is by aligning the two communities’ arterial entrances, creating a seamless traffic flow across Lee Highway. The Tennessee Department of Transportation has given preliminary approval for a traffic signal at this intersection which will make transportation between the two community easy and safe.

Vision

From it’s inception, Cambridge Square developers set out to create a community that catered specifically to locally owned brands, believing that Ooltewah was a natural, prosperous expansion market for business owners who had a strong foothold in the greater Chattanooga area. That model will also translate to Cambridge Village, however, there will be more opportunity for larger national brands as well —particularly as it relates to hospitality, fitness and other large-scale service oriented concepts that desire more visibility and acreage for their operations. The design of Cambridge Village will be regulated for architecture and landscape, ensuring a Class-A development with abundant parking, and immediate access to the eateries and boutique shopping located within Cambridge Square.

About the Developer

Land Planning, site planning, development, construction, sales and marketing for Cambridge Village will be overseen by BP Construction —the same developer who has overseen Cambridge Square from it earliest stages. BP works closely with ownership and prospective tenants to ensure that the cohesiveness and quality of its development projects remain intact from beginning to end. It seeks sustainable, value-driven partners who see the long-term vision of the region, and who seek relationships that are lasting, not transitive or trend-driven. BP recognizes that comprehensive, successful communities stretch well beyond infrastructure and initial tenant procurement which is why we are very selective when it comes to creating places that offer a rewarding experience for our tenants and their patrons.
